Planning Board endorses ANR plan for 269 Nahant Street

The Wakefield Planning Board voted unanimously July 14 to endorse an Approval Not Required (ANR) plan to create a small, nonbuildable lot at 269 Nahant Street following a presentation from Paul Feronchio of PJF and Associates.
Paul Feronchio told the board he represents the owners and described the proposal as carving a small parcel out of the larger 269 Nahant Street property to be sold and combined with the adjacent abutter’s land. "This little small lot, which is a, nonbuildable lot, which contains about 15 1,600 square feet of land," Feronchio said during the presentation. He noted the parcel includes both registered and unregistered land and that the Mylar bearing his stamp and signature exists for recordation.
Board members questioned registry references and the plan's signatures. One member noted that the building department had assigned the address 77 Farm Street in some records; Feronchio explained the discrepancy arises because the property’s access comes from Farm Street while the legal parcel is recorded under Nahant Street. The board also asked for the plan to include a scanned drawing with the required seal; Feronchio said the stamped Mylar is available and asked to be notified when the endorsed plan is ready so he can pick it up and file it in land court.
A committee member moved to endorse the ANR (latest revision date 07/14/2026); another member seconded. The board approved by roll call: Bill Spalding, Theo Noel and the chair voted yes.
The presenter and staff agreed on logistics for signatures and where the endorsed plan would be held. Feronchio requested notification when the endorsement is complete so he could retrieve the plan for land‑court processing. The board adjourned after completing remaining administrative business.
