The Greenwich Township Land Use Board voted to modify conditions tied to an earlier variance for John P. Wooding (Block 3, Lot 12.010, Spring Run Lane), approving a revised one‑story ranch design and extending permit deadlines.
At the meeting the applicant’s counsel, Patrick Sorelle, described the change in house type and said the change did not alter impervious coverage or trigger new setback or lot‑coverage variances. Board engineering reviewer Dwayne Ingram told the board he had reviewed the original and revised plans and found “no” need for additional setback, building‑coverage, or lot‑coverage relief.
The chair explained the board’s prior resolution included three time‑linked conditions. The board agreed to: (1) extend the plan‑revision deadline to 07/09/2027, (2) reference the architectural plans dated 05/12/2026 and the variance plan dated 05/20/2026 as the operative designs, and (3) extend the deadline for obtaining zoning and construction permits to 07/09/2027. The board also added a new condition directing the applicant to contact the municipal coordinator to obtain a municipal address other than “0.”
Board members voted on the motion to modify conditions and approve the new plans. The roll call showed eight members voting yes, one abstention (treated as assent to the majority) and zero no votes; the motion carried.
The board recorded the administrative details in the minutes and directed the applicant to provide large‑format plan copies to the board secretary and the chair the following day.
The matter concluded without further public comment; the applicant may now pursue permit applications consistent with the board’s modified conditions.
