Board approves door and fountain repairs, authorizes mediation and refers pool tile quote to counsel

At its Sept. 5 meeting the Westchase Community Association board approved bids and authorized follow-ups for several facilities issues and legal steps.
For Countryway activity room glass doors the board received two bids: Blanton Door Controls ($9,600 for both sets of double doors) and Atlas Door Repair ($3,543 for one left and one right door). Jack Maurer moved to approve Atlas Door to perform repairs for both sets of doors and to fix the thresholds; Jim Brinker seconded and the motion carried 7-0. The minutes record Atlas’s bid amount but do not state a final contracted total for both sets after the board extended the award to cover both sets.
On a separate facilities bid, Calello Plumbing ($3,950), Bay Area Plumbing ($4,892) and Total Plumbing ($3,842.60) submitted proposals to replace an inoperable freestanding water cooler at the Countryway cabana front entry. Terry Boyd moved to approve Calello Plumbing for $3,950; Rick Goldstein seconded and the motion carried 7-0.
The board also authorized Jim Brinker to move that Terry Boyd and Rick Goldstein attend mediation on Sept. 30, 2024 with Shumaker, Loop & Kendrick regarding a roof violation in Harbor Links; Michele DelSordo seconded the motion and it carried 7-0. Finally, the board discussed a WPV pool tile change order quote and decided to send the quote to legal counsel to compare it with the existing signed contract with Pool Patrol and to request legal advice before taking further action.
A motion to create a Document Review Committee was withdrawn pending the drafting of a resolution outlining the committee’s rules and responsibilities. The board tabled consideration of new parking rules to October. The meeting adjourned at 10:48 PM.
