At the April 15 meeting the Planning Board received an unscheduled conceptual consultation from Anthony Jones of Jones & Beach Engineers representing Timber Ridge Realty LLC, who described a proposed 60-by-120-foot commercial warehouse that would require approximately 4,000 square feet of wetland fill.
Board members offered general feedback but took no formal action. Staff and members advised the applicant to anticipate a Special Use Permit and state wetland permits, and to expect a third-party stormwater review given the site's proximity to wetlands.
During member comments, Selectmen's Representative Charlie King reported the Zoning Board of Adjustment denied a variance for a separate subdivision (Apex Land Solutions) and suggested the Planning Board consider two topics for future work: exploring a water-and-sewer density bonus for parcels outside the Urban Residential District that have municipal service access, and re-evaluating the Open Space Cluster Development regulations (including the 40% open-space requirement and density-bonus structure) to improve usability and attract applicants.
The Board did not set dates for either study; King framed the suggestions as potential future agenda items for the Board to consider.
