River Ridge approves gatehouse redesign and master signage plan; $62,500 design cost booked as deferred reimbursable

The River Ridge CDD voted to authorize Bowman Consulting Group to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved a separate Bowman Consulting proposal for a master signage and monument replacement program.
Eric Long said the gatehouses will receive a facelift rather than demolition and that the main gate has been struck repeatedly (12 hits this year), prompting the redesign. The Board discussed zoning, elevation certificates and construction considerations; Mr. Krebs said a new elevation certificate will likely be needed and staff will check whether original construction drawings are available.
Board members agreed to book the $62,500 design fee as a reimbursable deferred cost to be invoiced to the CDD when financing is issued so design and permitting (estimated 12–18 months) can begin without delay. The cost is below the Consultant’s Competitive Negotiations Act threshold and Bowman will subcontract to expedite work; counsel noted the Chair may sign subconsultant agreements after District Counsel and District Manager review.
Separately, the Board approved Bowman Consulting Group’s landscape architecture proposal to replace monuments through Pelican Sound. Neighborhood monument replacements are budgeted under Pelican Sound replacement reserves; some monuments will be relocated and Mr. Long said RG provides 3D renderings to convey design intent.
The motions carried unanimously. Mr. Long will lead the projects and Mr. Blumenthal will serve as the Board liaison for monthly updates.
