Mebane officials launch "Mebane 2045" plan update, invite residents to Nov. 19 forum

Ashley Oimey, Development Director for the City of Mebane, opened the meeting by introducing the city's plan-update project and consulting team. "We are in the 1st stages of updating our comprehensive land development plan, and we're calling this process Mebane 2045, planning for a charming tomorrow," Oimey said.
Isabelle Christiansen, a city planner, framed the review as a policy tool for land-use decisions and public investments and emphasized community engagement. "A comprehensive land development plan is a tool that helps protect the things that people love and add the things that they need," Christiansen said, and she noted the city has appointed 14 people to a community advisory committee to advise the consultants and staff.
Ben Hitchings, principal of Green Heron Planning and the consulting project manager, said the advisory committee will serve as a "touchstone" for outreach and give input on the plan's goals and the future land use map. "At its most basic, a comprehensive plan is designed to help the city protect what people love about the community and add what they need in the years ahead," Hitchings said.
Advisory committee members described local priorities they want the plan to address. One member from the city's southern neighborhoods said the area feels "separated" from downtown and urged stronger connections so residents can get to downtown more easily. Another member said they were "really excited about the opportunity for mixed use development in downtown," describing mixed use as places to live, work, shop and be entertained within walking distance.
The planning board liaison on the advisory committee emphasized housing affordability as a top objective. "Affordable housing is probably the number 1 thing that is going to be difficult to achieve while still maintaining things like the small town feel," the liaison said, and added that the city should also encourage neighborhood-business pockets so future growth can preserve elements of downtown.
Speakers also urged support for biking and walking trails and raised concerns about job quality. One advisory member noted that many current job openings in the area are in warehousing rather than higher-wage manufacturing and said the plan should consider how to foster income growth opportunities.
Oimey encouraged residents to take an online survey and said a few participants will be randomly selected for special Mebane experiences, including riding in the Christmas parade. Christiansen said the city will host an in-person public forum at the Mebane Arts and Community Center on Nov. 19 from 6 to 8 p.m., where residents can learn how to participate and offer input.
The consultants and advisory committee framed the planning process as an early-stage outreach effort: Hitchings called community plans "a wonderful opportunity for folks living here in Mebane to share their ideas," and several advisory members urged broad participation so the plan reflects diverse neighborhood perspectives. The meeting concluded with a request that residents answer the survey and attend upcoming public meetings to help shape the Mebane 2045 plan.
