Canandaigua Zoning Board Approves Larger Pole Sign for Roseland Waterpark

The Canandaigua Zoning Board of Appeals voted 4-0 on June 17 to grant an area variance allowing Roseland Waterpark at 250 Eastern Boulevard to add 48 square feet of signage to its existing 75-square-foot pole sign, Chairman Ryan Wilmer said.
The variance, Application #26-140, was considered under § 850-73, which the minutes cite as the municipal limit on sign area (75 square feet). Ryan Fuller, who presented the application, told the board the property sits more than 800 feet from Eastern Boulevard, has added several tenants and would install back-lit panel signs for Gem Creek Brewing Company, Wake Park, Mini Golf and Seneca Farms Ice Cream.
"The new signage will not be an undesirable change, since the pole sign is already there and is quite large," board member Julie Harris said. Vice Chair Tiffany Tomzak added that the proposal "makes perfect sense for this location." No members of the public spoke at the hearing, and Zoning Officer Richard E. Brown reported no written comments were received.
The board evaluated the five statutory criteria for area variances. Chairman Wilmer said he saw no feasible alternative to the variance given the property's setback and limited visibility from Eastern Boulevard. Ms. Tomzak acknowledged that the requested numeric increase is significant but said the impact is not substantial; she and Wilmer agreed that adding panels to an existing sign and the site's distance from the road reduce potential adverse impacts. Ms. Tomzak also said the hardship was not self-created because of the roughly 800-foot setback.
Thomas Falbo moved to approve the application "as submitted and presented" and listed the five findings supporting approval; Ms. Tomzak seconded. The motion carried on a roll-call vote recorded in the minutes as four yes votes (Falbo, Harris, Tomzak and Wilmer) with Carol Henshaw and John Roberts recorded as absent and one vacancy noted. The meeting adjourned at 7:15 p.m.
The board's minutes were signed by Secretary Richard E. Brown and Chairman Ryan Wilmer. The decision allows Roseland Waterpark to add the specified signage; the minutes do not record any conditions or permit limits beyond the variance approval.
