Planning board grants six‑month extension for 144‑unit Gardner Ridge project

The Planning Board voted Jan. 15 to grant a six‑month extension to the Gardner Ridge project’s final conditional site plan approval, extending the deadline from Feb. 7 to Aug. 7, 2026.
Attorney Aaron Warner, representing Gardner Ridge Associates, told the board the project is a 144‑unit development with 36 units reserved for senior housing and that the applicants have completed key conditions: they obtained an SPDES permit, secured a Zoning Board of Appeals variance, circulated draft agreements including a senior housing declaration and stormwater agreement, and the Town Board executed an outside sewer agreement earlier that week. "We have made significant progress," Warner said, noting 17 original conditions on the site plan and that the majority of critical items were completed or close to completion.
Planning staff and the board’s attorney, Dominic Cordisco, confirmed ongoing cooperation between applicants and town staff and recommended granting a six‑month extension to allow remaining conditions to be completed. After a motion by Ken Mennerich and a second by John Ward, the board approved the extension on a unanimous roll call vote.
No changes to the substantive site plan were made at the meeting; the extension provides additional time for final paperwork and condition completions.
