An applicant representative described the roofing approach: “The intent is to transition from a white PVC roof to a black EPDM on the backside of the parapet,” adding that the design will include a cap and flashing to prevent water intrusion. The ARB recommended that a rear exterior stair be fully enclosed with tilt‑wall matching the building. Commissioners praised the stair enclosure and sidewalk adjustment as improvements and noted they want careful attention to long‑term visibility and material durability.
The motion to approve the site plan and the associated exceptions passed 6–0. The commission instructed staff and the applicant to follow up with ARB renderings as recommended.
