The Board of Zoning Appeals approved July 15 a development standards variance allowing a reduction from the required 15-foot side-yard setback to permit a covered outdoor cabana at 3001 Doolin Drive.
Steve Francis of Henry Group Architects, representing the owners, described plans to demolish an existing gazebo and build a covered cabana and pool-related structure that would encroach on the west-side setback. “They wanted to demolish that and build a covered cabana,” Francis said, explaining the proposed location adjacent to an existing walking-path easement to the beach.
A staff member summarized a memo explaining the practical-difficulty standard and recommended approval, noting that the property’s configuration — a historic cluster of small lots, limited storage and steep topography — creates circumstances unique to the property. “The approval of the variance is recommended,” the staff member said.
Board members adopted the staff’s suggested findings of fact and voted to approve the variance on roll call; Mister Erickson, Mister Wagner, Mister Mallinger and Mister Drumke answered yes.
The board’s written findings state that strict application of the ordinance would result in practical difficulties that justify the variance because the existing home’s position leaves insufficient space to construct a covered area with storage without relief from the setback requirement.
