An applicant seeking variances for 3027 Florentine Street asked the Board of Zoning Appeals on July 15 to allow construction within a 15-foot side-yard setback and to permit overhangs beyond three feet.
“My name is Trent Clark,” the applicant said, explaining that rooflines and fireplaces place parts of the proposed house close to property lines and that some protrusions would lie within the required 15-foot setback. He described the project as a modest two-bedroom house with large overhangs that, because of lot geometry, will require variances.
A staff member and board members discussed the property’s history of nonconforming lots and the site’s steep dune slope, which one member called effectively unbuildable in parts. The planner noted the house sits within a cluster of older, tight-built homes and that remodeling will often trigger variance requests because of the existing lot lines. A board member summarized the practical-difficulty rationale as “unbuildable” in portions of the lot and moved to set a public hearing.
The board voted to set the preliminary matter for a public hearing at the August meeting so the applicant can submit detailed dimensions and the board can consider public comment and final findings.
