Resident urges council to remove commercial lots from Zuniver development near small-family estates

During open forum at the Sept. 3 Rockwall City Council meeting, resident Stan Javis described concerns about a new development referred to in the record as "Zuniver," saying commercial lots within that project would sit across the street from five‑ to 15‑acre family estates and harm property values and quality of life.
"Anything commercial across the street is gonna be right directly in their driveway... If there's any way that this could be kept from being commercial property," Javis said, asking the council to remove commercial uses from the parcels adjacent to his neighbors. He noted parts of the development are in a flood plain and questioned permitted land uses in the planned development ordinance.
Council members acknowledged the concern during the open forum exchange but took no formal action on zoning at the meeting; the chair closed the public forum and proceeded with council business.
