The Salem Township Planning Commission voted unanimously at its March 4, 2026 meeting to accept and recommend several lot‑line and subdivision plans and to complete non‑building declaration forms required by the Sewage Facilities Act.
Paul Holleran, vice‑chair of the commission, moved and John Wright, a commission member, seconded motions to accept as complete the applications for the Ross & Steel Lot Line Revision Plan, the Penn Home & Farm Plan of Lots 2, and the Donald Jones subdivision; each motion carried with votes recorded as John Wright, Paul Holleran and Connie Mattei in favor. The commission also voted to complete and sign Non‑Building Declaration Section D forms for affected parcels on the Ross/Steel, Penn Home & Farm, Jeffrey L. Demary and related projects.
The Ross & Steel recommendation asks the Supervisors to approve lot‑line revisions for tax parcels 57‑05‑00‑0‑039 and 57‑09‑00‑0‑015, subject to conditions recorded in the minutes: provide a death certificate for a second owner of record; remove an Owner Certification for Ronald J. Ross shown on the plan after review of a deed; show the instrument number for the new deed; add a plan note acknowledging an existing single‑family dwelling as legally nonconforming where it encroaches the front building setback; correct address spelling; remove Highway Occupancy Permit (HOP) language because the roads in question are township roads; update township certification signature nomenclature; add Planning Commission review signature lines; and include a revision number and date on the plan.
For the Penn Home & Farm Plan of Lots 2 the commission accepted the application as complete and recommended modifications including changing “To be Vacated and Conveyed” to “Vacated and Conveyed” with instrument numbers, showing front and side building setback lines, labeling all sewers and water mains as public utilities where applicable, adding required signature nomenclature for Planning Commission review, providing a driveway permit for access onto Mark Drive, and adding a revision number and date. The commission also moved to complete the required non‑building waiver forms for Parcels 3, 4 and 5.
The Donald Jones subdivision application was accepted as complete with conditions: show deed book and tax map references on the plan, display existing and proposed areas of Lots A and B within lot boundaries, remove an overbroad restriction from the statement of purpose per the solicitor’s advice, show the existing on‑lot septic and public water line location, and add an Owner’s Certification for William T. Ahlborn with notary seal. The commission recorded that a site inspection by the Township SEO will be required prior to finalizing non‑building waivers.
The minutes record similar procedural and drafting items for Tresco lot consolidation, Jeffrey L. Demary lot adjustments (for which the Board of Supervisors had previously granted several exemptions), and other minor plan corrections; in every case the motions recorded in the minutes passed unanimously.
The commission adjourned at 8:28 p.m.; the next regular meeting is scheduled for April 1, 2026 at 6:00 p.m., if there is an agenda.
