Board approves several variances and a special event permit, denies one setback request

The Williamson County Board of Zoning Appeals took several routine and contested actions at its June 25 meeting.
The Board approved the minutes of the May 28 meeting by unanimous voice vote. It accepted a request to defer the appeal filed by Robert Russell until the August 2026 meeting. The Board approved a Special Use for the Rochelle Center's "Chukkers for Charity" event at 1475 Moran Road; Debbie Chadwick said the event has come before the Board for 13–14 years and that organizers hire off-duty police officers and EMTs to meet safety requirements. Vice Chairman Andrew Ring moved approval and the motion carried unanimously.
A rear-setback variance for 2234 Dominick Drive requested by Lee Schumann failed for lack of a majority after a 2–2 vote (Vice Chairman Ring and Matthew Roberts voted yes; Secretary Karen Emerson‑McPeak and Chairman Don Crohan voted no), so the variance was denied. By contrast, Kent Johnson’s request to allow a 15-foot rear setback encroachment at 2209 Bowman Road to build a three-car garage was approved by unanimous voice vote; contractor Adam Stern told the Board the lot configuration left no other practical location.
Other business: the Board approved a Special Use and slope-disturbance variance for a private landing strip for Charles Crews with multiple conditions, and deferred an 11-lot conservation subdivision (4655 Harpeth–Peytonsville Road) after a neighbor consent and drainage issue was raised.
