Planning staff described the replat map and showed that dashed lines indicated current property lines while proposed blue lines showed the new lot divisions. Staff said the minimum lot size in the area is 6,000 square feet and the smallest proposed lot is about 8,300 square feet. Staff also said the applicant had hoped to dredge a canal to increase waterfront access but that DEQ does not allow such extensions without significant engineering.
Commissioners questioned whether the narrow, pie‑shaped lots would be buildable with required setbacks and learned that some lots may need future variances for placement of structures. Staff reiterated that the replat meets minimum ordinance criteria and recommended approval.
A motion to accept staff recommendations and approve the replat was made and seconded; commissioners recorded approval in a roll‑call. Staff noted drainage easements will be adjusted within the property lines and the city will retain drainage easements between properties.
