Senior planner Sean Geiger told the zoning administrator the addition complies with R1‑10 development standards and the city’s single‑family design guidelines. Staff reported the proposal retains all 45 on‑site trees, including 20 protected trees, uses low‑pitched roofs and matching materials to maintain neighborhood character, and recommends additional evergreen screening along the front property line. Geiger said required noticing and neighborhood outreach were completed and that no written public comments had been received by staff.
During public comment, a nearby resident, Albert (who said he lives at 842 Nash), disputed the address listed on the agenda, asserting “there is no 811 Nash Road.” Neighbors and members of the applicant team explained the house is located up a private side branch of Nash Road and that local numbering is irregular; the record alternately references the site as on "Nash" and as "Ash" in different speakers’ remarks. The project architect, Yoni Garcia, described the addition as providing two new bedrooms, one bathroom, a playroom and a small office nook sited above the existing garage, and said the design avoids grading and preserves mature landscaping.
After closing public comment, Williams said she had reviewed the staff report and plans, concurred with the recommended findings and conditions, and approved the design‑review application.
The approval is subject to the conditions listed in the staff report, including the specified screening and tree‑retention measures. There was no formal roll‑call vote recorded in the hearing; the zoning administrator issued the decision on the record.
