The Village Board approved Ordinance 26‑11 on Feb. 24, amending the Highland Estates single‑family planned unit development (PUD) to accommodate builder product preferences and correct several clerical items.
Staff said the text amendment responds to multiple builders’ plans and would make targeted changes such as increasing maximum house size in certain subareas from 2,625 square feet to 2,650, allowing three‑car attached garages in specified subareas subject to facade limits, adjusting roof pitch allowances, and reducing the street setback from 25 to 20 feet for Lots 22 and 23. Staff also proposed aligning principal‑use language with other district standards and clarifying deck setback rules.
A Plan Commission or staff representative said Lennar had purchased 49 lots in phase 1 and that other builders — MasterCraft and Korndorffer among them — also hold lots or are in discussions to buy. A developer representative (Rob) told trustees Lennar’s home/lot packages for its product would likely start in the low‑to‑mid $500,000s for entry‑level single‑family homes, with some higher‑priced models on larger lots. He said sidewalks will be installed as homes are constructed per the development agreement.
Trustees asked about density, roof pitch, and whether reduced setbacks would make houses appear too close together; staff emphasized the reduced setback applies only to two specified lots and the remainder of the PUD will follow previously approved standards. The board voted to approve the ordinance as presented.
Next steps: staff expects additional PUD changes as later phases and plats (phase 2) come before the board; building permits for several Lennar homes have reportedly been issued and construction is underway on initial foundations.
