Davison County Planning Commission recommends approval of five plats, including Mitchell roundabout tracts

The Davison County Planning Commission met April 7, 2026, and voted unanimously to recommend approval of five plats to the Davison County Commissioners.
Acting Director of Planning & Zoning Karen Wegleitner presented each plat and answered commissioners’ questions. The plats recommended for approval were:
• Sonne's Addition (Gregory & Charlene Sonne): The couple is platting Tract 1 of Sonne's Addition in Gov. Lots 2, 3 and 4 of Section 4 as part of estate planning to transfer the property to their son and daughter‑in‑law, who already operate from the site. The commission expressed no concerns and recommended the plat to the County Commissioners.
• Schneider's Addition (Doris Schneider): Schneider is platting off approximately 40 acres in NW1/4 of Section 35 to be sold at auction because she is no longer able to care for the land; she will retain and continue to rent the surrounding agricultural acreage. The commission recommended approval.
• DesLauriers Addition (Railroad Pines, LLC & Daniel & Diane DesLauriers): The applicants intend to combine two parcels in NE1/4 of Section 23 into a single lot to meet agricultural status requirements. The plat lies within the City of Mitchell’s extraterritorial jurisdiction (ETJ); city staff reviewed and approved the plat with no zoning objections. The commission recommended approval.
• Stewart's Addition (Jean & Scott Stewart): The Stewarts are converting a metes‑and‑bounds legal description into a platted parcel (Tract A) in order to replace an existing trailer with a modular home and garage and obtain a building permit. Acting Director Wegleitner told Jean Stewart that the proposed house and garage must meet county setback requirements (10 feet from both the north and south property lines) to avoid a variance. The commission recommended approval.
• City of Mitchell roundabout tracts: The city submitted plats for Roundabout Tracts 1–4 (portions lie within the City of Mitchell). City Planner Mark Jenniges explained that Tract 1 is under a purchase agreement with RT LLC and is expected to be acquired by the city; Tracts 2–4 are already city‑owned. The southwest corner remains unplatted because Lomar Development Co. is not willing to sell; the city will obtain an easement for that portion. The commission recommended approval.
Procedural business included approval of the agenda and the February 3, 2026 minutes. There were no conflicts of interest and no public comment on items not on the agenda. The commission set its next meeting for May 5, 2026, at 7:00 p.m. and adjourned at 7:46 p.m.
Actions taken at the meeting are being forwarded to the Davison County Commissioners for final disposition.
