Council directs Planning Commission to complete comprehensive zoning review

The Seldovia City Council on Feb. 23 adopted Resolution 26-16 directing the Planning Commission to complete a comprehensive zoning review of the city.
Council sponsor Barber (with Coleman) argued the review is long overdue and tied to the city’s updated comprehensive plan; staff said the review is already on the Planning Commission’s 2026 work plan and recommended using a third-party consultant such as the Alaska Municipal League (AML) to scope and assist with the work. Staff noted recurring issues: commercial districts used as residential, long-standing conditional-use permits and public concerns about spot zoning.
Council members said a comprehensive, zone-by-zone assessment will help the city match zoning to its desired future and avoid piecemeal adjustments that create inconsistent outcomes. Staff said AML is preparing a scope of work; the Planning Commission’s next meeting is scheduled for March 4 and the direction will be placed before that body.
Ending: Resolution 26-16 passed unanimously and will be forwarded to the Planning Commission for action and scoping; staff will coordinate consultant support and a timeline with AML.
