Board approves final plan for Swedesford Road data center after stormwater, footprint changes

Town staff and applicant representatives said the final design shrinks the building footprint compared with earlier concepts and places much cooling and utility equipment in a basement to reduce the visible mass, impervious coverage and potential noise or vibration from mechanical equipment. Applicant representative Mr. Lyddane told the board the project was sized so that off‑site stormwater flows would not increase, and Mr. Greco said the applicant will include costs for work on Township property in the project cost estimate and submit escrow and proof‑of‑payment documentation for contractors working on township land.
Solicitor Bernadette Kearney and planning staff discussed conditions intended to protect township interests, including escrows for work on Township property. After discussion and board questions about stormwater sizing and cost estimates, Member Peter Fixler moved to approve the final plan; Vice‑Chair Rich Orlow seconded the motion, which passed unanimously.
The decision follows prior zoning approvals that granted the use variance to allow a data center at the site. The board’s approval authorizes the township to move forward with land development steps tied to the final plan and required escrow arrangements; the applicant is expected to satisfy any conditions set forth in the land development agreement before construction permits are issued.
Board members did not record any dissenting votes at the meeting. The township will include conditions and required financial assurances in the land‑development agreement, and staff will monitor compliance during permit review and construction.
