Buford Commission approves two rezonings and two special-use permits with conditions

During the Jan. 5 meeting, the Buford City Commission approved multiple land-use actions after public hearings and presentations by applicants.
Rezoning Z-25-26: Vermeer SE sought to rezone 4924 Golden Parkway from M-1 to C-2 and obtain a special use permit to allow an equipment sales and service facility with outdoor storage. Applicant representative Mitch Peevy presented the proposal; no one spoke in opposition. The commission approved the rezoning and permit with conditions that include allowing tilt-up concrete for the main building, requiring retaining walls to be outside the 75-foot impervious setback and built of engineered architectural block, mandating that any wash facility tie to the sanitary sewer (so no wash water enters the stormwater system), restricting maintenance activities to indoor spaces, prohibiting accumulation of junk equipment, and requiring final site and elevation approvals by the Planning Director.
Rezoning Z-25-27: Ryan Reed requested rezoning of 107 Holiday Road from RA-200 to R-100 to create two residential lots. The commission approved the rezoning with concurrent lot variances for slightly reduced lot sizes and setbacks. The approval includes development standards for new homes (minimum 3,400 square feet heated area, two-car garages, four-sided brick or stone facades with limited accents), minimum driveway widths, sodded yards and front-yard ornamental trees.
Special Use Permits: The commission approved SUP-25-18 (automotive repair at 4840 Newton Terrace, Suite 1) with conditions limiting the approval to the current owner (Nahun Garcia), prohibiting outdoor storage and requiring all mechanical repairs to be performed inside, and SUP-25-19 for a Bubble Bath/QuikTrip tunnel car wash on Distribution Parkway. The car wash approval includes requirements for final architectural plans, on-site stormwater control, signage that conforms to the sign ordinance, enhanced landscaping and a prohibition on flashing or neon lights.
All land-use motions passed by recorded votes of ayes 3, nays 0. Applicants were present for the hearings and no members of the public registered opposition on the record.
