Commission recommends city council approve final map for Liberty Ridge Phase 3

The Boulder City Planning Commission recommended the city council approve the final map for Phase 3 of the Liberty Ridge subdivision (Track 350) after a staff presentation found the map conforms to the approved tentative map and zoning standards.
Planning Manager Nikisha Lyon outlined that Phase 3 covers about 13.5 acres (Parcel 4-2) and contains 39 single-family residential lots: 23 zoned R110 and 16 zoned R115. Combined with previously recorded final maps for Phases 1 and 2 (56 lots), this final map brings the recorded total to 95 of the proposed 122 lots for the subdivision. Staff said all lot areas and widths meet or exceed zoning requirements, the planned density of 2.71 dwelling units per acre is consistent with the low-density residential future land use designation, utilities will be extended at the developer’s expense and a grading permit is already underway.
The applicant (Toll South LV LLC) was represented in the meeting packet and a representative was present. The commission voted unanimously to recommend approval of Resolution 12-85 to the city council.
Next steps: the commission’s recommendation will be forwarded to city council for final action as part of the city’s land-division and final-map approval process.
