The Planning Commission on March 5 tabled the revised Phase 13 plans for the Fayette Farms subdivision, requesting additional documentation and a formal waiver before any changes to the Developer’s Agreement.
Chris Hamm of KDH Consulting and developer Anthony Mele described the Phase 13 revisions: an extended cul-de-sac, reconfigured stormwater and utility lines, and relocating the sanitary line from the rear to the front of the properties. Hamm said the Conservation District representative (Melinda) had visited the site. Township Solicitor Thomas McDermott said a cost estimate is required before he can proceed with modifications to the Developer’s Agreement.
Commissioners asked for clearer plan resubmission showing the trail connection and pedestrian pockets and requested a formal waiver for the proposed cul-de-sac modification. Kevin Cody moved to table the application; Bill Fitzgerald seconded, and the motion carried on a 5-0 vote.
Next steps: applicant to submit a formal waiver request and resubmitted plans that address staff comments and show trail and pedestrian-pocket details.
