Board presses applicant to trim proposed coverage increase for 15 Partridge Drive

Shannon Bradley, owner of Hampton’s Permit & Expediting, told the Southampton Zoning Board on July 16 that her client seeks four small variances for 15 Partridge Drive: front-yard relief from 50 feet to 46.2 feet and 49.1 feet (corner-lot), a rear-yard relief from 60 feet to 59.5 feet, and a pyramid relief of 5.4 cubic feet to allow a one‑story addition and covered porch.
Board members and the chair reviewed the application packet and found inconsistencies between the submitted plans and the survey. The board asked the applicant to correct those discrepancies and provide clarified drawings before the board reaches a decision. Bradley said the property is preexisting nonconforming and that the proposed changes are modest; she also said no neighboring property filed negative responses to the mailed notices.
Several members focused on lot coverage and neighborhood character. One member said the proposed lot coverage—reported at 28%—would be an increase from the 20% baseline and noted that, while the increase is numerically small, repeated approvals like this could cumulatively change the area’s character. Bradley replied that the living area itself represents about 19.8% coverage and the remainder of the requested coverage represents covered porches, decks and a one‑car garage needed for storage.
A nearby neighbor, Steve Medici of 2 Lands End, spoke in support, saying the house is intended as a family home rather than a rental or party house. The board closed the hearing, left the record open for written submissions until Aug. 7, and scheduled a decision for Aug. 20. The board asked the applicant to consider design changes (reducing covered decks/porches or other concessions) and to correct plan/survey mismatches before the decision.
If the applicant cannot demonstrate comparable variances in the immediate neighborhood or present concessions that lower the effective lot coverage, some members warned the coverage request will remain a difficult threshold for approval.
