Wahoo council approves rezoning for Krumel Industrial Subdivision, sends design‑overlay change back to planners

Wahoo — The Wahoo City Council on May 26 adopted Ordinance No. 2499 to rezone a portion of the Krumel Industrial Subdivision from C3 (General Commercial) and TA (Transitional Agricultural) to C2 (Highway Commercial) and I-2 (Heavy Industrial).
The council suspended the statutory rules so the ordinance could be introduced, read by title and adopted at the same meeting. The roll-call vote in favor included Council Members Krejci, Rappl, Nagle, Sweet and Ideus; Council Member Carl Warford was absent and not voting.
The rezone change was raised during a public hearing in which Kevin Anderson of JEO Investments described the developer’s request for the zoning change and related plan elements. Anderson and Rob Brigham of JEO Investments also asked the council to amend the city’s expressway corridor design overlay from one-quarter mile to one-eighth mile for the subdivision, saying the narrower buffer would ease design restrictions.
Zoning Administrator and Building Inspector Beavers told the council the Planning Commission had already discussed the overlay request and had voted not to amend the design standards. Planning Commission Chair Tracy Pfigler said there had been “constructive conversations” at the commission and indicated a middle ground might be possible.
After hearing those comments, Council Member Chris Rappl moved and Council Member Stuart Krejci seconded a referral of the overlay amendment back to the Planning Commission with direction to draft an amendment addressing the I-2 zoning area; the council asked for the commission’s recommendation to return to the City Council at its June 9 meeting. The motion carried on a roll call vote with the same members voting in favor and Warford absent.
