Planning Board schedules June 4 public hearing for Cannabis Huts/Guru Baba amended site plan

The Town of Newburgh Planning Board on May 7 voted to schedule a Public Hearing for an amended site plan and special-use permit application from Cannabis Huts/Guru Baba Inc. for property at 5306 Route 9W.
Attorney Joseph Saffioti told the board that the application had been presented to the Zoning Board of Appeals and that the variances needed by the Planning Board and Code Compliance for existing signage were granted by the ZBA. "We believe we're ready to request the Board to schedule a Public Hearing for this project," Saffioti said. Town engineer Pat Hines confirmed the project was referred to Orange County Planning because the property is located on a state highway and said the application is a Type II action under SEQRA and thus does not require further environmental review under that statute.
Planning Board attorney Dominic Cordisco recommended scheduling the matter for the board’s June 4 meeting to allow the county review to occur and to start the procedural clock for the required referrals. The Board voted to set the Public Hearing for June 4, with a unanimous roll-call vote in favor.
The scheduled hearing will give residents and stakeholders an opportunity to comment on the amended site plan and special-use-permit request. The applicant and the Board will address any county advisory comments before a final Planning Board decision.
Next steps include the county’s 239 review and the formal Public Hearing at the June 4 meeting.
