Board gives preliminary approval for rear addition and new garage at 57 American Street; design tweaks requested

Architect David Jansen presented plans for 57 American Street to remove a rear wing, add a two-story extension to provide a second bedroom and a half-bath, and replace an existing detached garage with a new garage moved toward the rear of the lot. Jansen said the existing home is a one-bedroom, one-bath house and the owners want to reconfigure spaces for improved functionality.
During design discussion, Board Member George Clemens raised concern that the dormer and addition eaves create an awkward transition where the new addition sits higher than the original roofline; he recommended pulling the addition eaves down to better match the original house. Clemens also noted the existing concrete block foundation appears to have local historical significance, possibly made on Washington Street, and suggested that removing and rebuilding the foundation might yield a cleaner architectural result. Phil Koepf abstained from votes because he had been the original project architect.
No members of the public spoke during the public-comment portion on the demolition of the existing garage. The board indicated preliminary support for demolition and approved the plans with the recommendation to study eaves and roofline treatment before final submission.
