Catherine Gaydos, owner of 174 Willow Lane, and architect Forest Sluzewski presented plans June 16 to add a rear three-season room and an attached garage to a 1960s Dutch Colonial home. Building and Zoning Inspector Dominic Cribari said a Historical Significance Report (HSR) will be submitted before the final filing because the house is more than 50 years old.
Sluzewski told the board the project solves two functional problems: limited access to a generous rear yard caused by the property's split-level rear, and an inconvenient below-grade, detached garage. The proposed garage sits at the 700-square-foot maximum commonly applied to detached structures but is functionally classified as attached because it connects to the house through the three-season room and a covered walkway. The board confirmed that configuration meets the board’s interpretation of the size and attachment rules, and that the new structure will not be visible from the street.
Acting Chairman Wendy Naylor moved for preliminary approval, and the board voted unanimously in favor. Inspector Cribari noted that grading plans will require review by the Village engineer before any final approval is issued.
The board’s vote indicates support for the concept; final approval remains contingent on submission of the HSR, engineering review of grading, and any adjustments the architect may make in response to technical review.
