Planning Commission approves concept site plan for Wawa at Southfields Tract 8, asks for landscape‑waiver clarification

Tom Miner, representing Frederick Ward Associates, presented a concept site plan for Southfields Tract 8 proposing a Wawa with a car wash and fuel islands fronting the site. Miner said the stormwater footprint is roughly unchanged from prior approvals, utilities will be connected as previously envisioned (water to the front, sewer to the rear), and future submissions will specify EV charging, air pumps and other site amenities. "The island with the canopy is going to be in the front there," Miner said of the pump configuration.
Commissioners and staff discussed landscaping and variances related to landscape placement in the stormwater facility. Minner said she was comfortable with landscaping in the stormwater facility if she approves the arrangement; Miner confirmed the team will not pursue a variance if that approach is acceptable. The commission asked about fuel types and Miner said there are no plans for high‑flow diesel.
Commissioner Edward Ginder made a motion to approve the concept site plan contingent upon clarifying the landscape waiver request and addressing all outstanding comments; the motion was seconded by Commissioner Paul Manuel and passed unanimously.
