Planning staff reported the lot is roughly 0.19 acres, with existing accessory structures totaling 850 square feet against a maximum allowable 468 square feet under Section 12.21.05(b)(1). The proposed replacement would increase the lot total to 876 square feet—an increase of 408 square feet over the maximum, though staff emphasized the new shed is only a modest addition over existing conditions.
Applicant Jason Stevens said the neighbor who shares the property line (46 Lincoln Street) submitted an email of support and that moving the shed will improve access to a garage door; he said the existing structures were present when he purchased the property in 2004.
The board read the findings of fact and approved VA‑26‑016 with the condition that the applicant obtain all necessary permits from the City of Pataskala within one year.
