Zoning board grants multiple variances, reserves decision on larger redevelopment

The Town of Babylon Zoning Board of Appeals handled more than a dozen applications at its recent meeting, approving several routine requests, adopting negative declarations where required and reserving decisions on more complex redevelopment proposals.
The board approved a dormer-legalization variance for a Lindenhurst property (application 26-110) with a condition prohibiting accessory apartments. The board also granted a business renewal for Radius Investigations Inc. (application 26-108) with the condition that range use remain limited to members and students, and it extended a public-garage special exception for Joe Resica's Auto Repair (application 26-113) for three years subject to previously imposed conditions and legalization of a trailer on site.
Automotive-related matters continued later in the meeting: Elite Performance Motors received approval for a special exception and parking/operational conditions for one year pending site improvements, and a signage variance for a Tanger Outlet movie theater (application 26-111) was amended and approved.
The board adopted a state environmental-quality negative declaration and approved a special-use permit for a retail cannabis dispensary at 9 Mahan Street in West Babylon, subject to hours, no on-site consumption and other standard conditions. For a more substantial redevelopment at 30 South Skidmore in Deer Park — a proposed five-unit contractor building — the board accepted detailed presentations and public comments and reserved decision to allow staff review of traffic analysis, covenant language and screening measures before issuing a written determination.
For several residential lot and pool-related variance requests, including applications for 31 Walnut Street and multiple pool/paver cases, the board closed hearings and reserved decisions pending submission of revised plans or surveys.
The board said written decisions and notices will be mailed to applicants after staff completes its review and finalizes conditions when required.
