The Town of Boothbay Planning Board approved a preliminary minor subdivision for property owners Ronnie and Jaime Campbell at 531 Back River Road on June 17, 2026, voting 5-0.
The proposal, presented by Dante Guzzi, P.E., of Guzzi Design Group LLC, would divide the 30.17‑acre parcel (Assessor’s Tax Map R03/034) into four lots; the parcel had been split into two lots in 2023. The applicants supplied deed evidence at the Lincoln County Registry of Deeds (Book 5859, Page 212) to demonstrate right, title and interest.
Vice Chair Lucian Laurie Jr. presented the board’s findings of fact and moved a series of motions that the proposal met the cited sections of the Town of Boothbay Zoning Ordinance (Sections 4.1–4.3.1; 5.6–5.6.2.3; 5.6.4–5.6.4.4; 5.6.5–5.6.5.8; and 5.6.10–5.6.10.21). Each motion was seconded by Member Marjorie Renee Fales and passed unanimously, and the board approved the preliminary application subject to conditions.
The board’s conditions for final approval are to: (1) combine rights‑of‑way so only one remains; (2) show a hammerhead turnaround on the final site plan; (3) provide a letter confirming adequate water supply for drilled wells; and (4) provide documentation from the Maine Department of Environmental Protection regarding the vernal pool identified on the parcel. The applicants must return for final approval once the conditions are met.
The board recorded the approval as a collective vote of 5‑0. No final subdivision plan was approved at the meeting; the approval was for preliminary application only, with the items above to be addressed before final signoff.
Next steps: the applicants will supply the required documentation and revised plans for review at a future Planning Board meeting.
