Clifton council approves advertisement and schedules public hearing on expedited boundary-line adjustment rules

The Clifton Town Council voted Dec. 7 to approve a proposed amendment to Article 16 of the Town Subdivision Ordinance governing boundary-line adjustments and lot consolidations and to advertise the amendment for public comment. The Council also scheduled a public hearing on the amendment for its Jan. 4, 2022 meeting.
The draft amendment—included in the meeting packet—sets out general provisions for boundary-line adjustments and allows an expedited review process in specific circumstances. Key conditions in the draft include: an expedited process may be used only when no conforming lot is made nonconforming, only two parcels may adjust boundaries by the expedited process, the adjustment cannot create additional buildable lots, and any relocated private wells, septic systems, accessory structures or utility tanks must remain on the same lot as the primary served structure or be addressed so as to minimize changes.
Mayor William R. Hollaway moved to approve the amendment as revised for advertising; the motion passed 6-0. The Council subsequently moved to schedule a public hearing on Jan. 4, 2022.
The Council did not adopt the amendment at the Dec. 7 meeting; the public hearing will allow residents to comment on the proposed language and any changes before final Council action.
