Planning Commission’s conditional approval for Sun Design Remodeling adopted; ADA parking guidance noted

The Clifton Town Council voted unanimously on March 1 to adopt the Planning Commission’s recommendation to grant a conditional, temporary Use Permit for Sun Design Remodeling at 12644 Chapel Road, Suite 212.

Mayor Bill Hollaway moved to approve the Planning Commission’s recommendation; the motion carried by poll, 6-0. The Planning Commission’s report, reviewed at the meeting, described the proposed commercial office use as 1,075 square feet and recommended allocation of five parking spaces to the business until a new parking plan is submitted. The commission required a new parking plan to be submitted within six months and completed within one year, with the plat drawn to scale, signed by an engineer or architect, numbered spaces and any required ADA spaces shown.

Craig Durosko, described in the report as the applicant and owner operating as Sun Design Remodeling, submitted a draft parking plan indicating up to six spaces could be created after restriping. The Planning Commission noted there had not been a parking problem at the property and recommended conditional approval with the hours of operation set at 8 a.m. to 5 p.m. daily.

Planning Commission member Kathy Kalinowski provided a preliminary update on ADA-accessible parking, saying state and federal regulations require a minimum number of ADA spaces based on building use and total lot spaces; she gave an example that a commercial lot with 25 spaces would require one ADA space and said the research is ongoing and will be reported back to the Council.

The council did not take additional action on parking at this meeting beyond accepting the commission’s conditions.
