The La Grange Planning Board granted preliminary approval for a three‑lot conventional subdivision on Arthursburg Road on July 16 and authorized planning staff to prepare a proceed‑at‑your‑own‑risk agreement and restoration bond to allow on‑site test‑well work.
Consultants said they provided a wetland delineation, draft conservation easements and test‑well locations that the health department must review. Staff explained the proceed‑at‑your‑own‑risk approach: it permits applicants to drill test wells and perform limited clearing while the health department reviews results, provided the applicant posts a restoration bond and a work plan guaranteeing site restoration if the DOH finds problems. The board authorized Rebecca and John to work on the bond and agreement language and then adopted a preliminary resolution for the subdivision.
The motions carried and the board recorded that the preliminary approval is valid for six months; the restoration agreement and bond must be finalized before any irreversible work proceeds.
