The Mebane City Planning Board on April 13 voted unanimously to approve a rezoning request for roughly 0.39 acres at 300 Giles Street, changing the parcel from B-3 (Neighborhood Business) to R-15 (Residential). The board found the application consistent with the Mebane 2045 comprehensive plan; the item is scheduled for City Council consideration on May 4.
Planning staff told the board the site is inside Mebane city limits, served by city utilities, and currently contains an uninhabitable structure that is the subject of an active condemnation case. A planning staff member said, “This property currently has an uninhabitable structure. It might be demolished at this time, but is still in an active condemnation case.” The rezoning was requested by Antonio Mosqueda, according to the staff presentation.
Board members asked why the R-15 district was recommended when the property is in the comprehensive plan’s suburban neighborhood classification. Staff said the recommendation was driven by the property’s size: the parcel is just over the threshold for the R-15 minimum lot area. The planner explained the choice was made “based on the minimum lot area of the property” and added that single-family development is supported in the suburban neighborhood designation.
A resident asked whether the condemned structure had already been demolished; staff responded that the code enforcement officer reported active demolition the previous week but staff had not confirmed by site visit. The applicant did not present additional materials at the meeting.
Committee member moved to approve the rezoning and to find the application consistent with the Mebane 2045 comprehensive plan; the motion was seconded and the board voted 5-0 to approve. The board chair said the matter will be placed on the City Council agenda for its May 4 meeting.
The planning board’s action was limited to approving the rezoning request; staff noted any subdivision of the property would be an administrative action handled separately if a subdivision plat is filed.
