The Mebane City Council voted on a series of items at its March meeting. Key outcomes:
- Consent agenda: Council approved the consent agenda (minutes and routine items) after pulling item D for separate discussion. Item D — a revised animal shelter and pet adoption agreement — was considered and approved during the meeting.
- TRG Capital rezoning (Giles & Vance): Approved rezoning of a 0.3‑acre lot from R‑20 to R‑8 to permit a duplex. Neighbors raised parking, density and rental concerns; staff said UDO and building-code requirements apply at permitting.
- Oakview Cove (SDH Raleigh / Smith Douglas Homes): Council approved an R‑8 conditional zoning for an 82‑lot subdivision (approx. 26.44 acres) and then approved a companion amendment to the Mebane 2045 future land‑use map to reclassify the affected parcels as suburban neighborhood. Staff and residents flagged pond safety, traffic and sewer‑capacity issues; staff said the developer must secure sewer capacity (GKN pump‑station/force‑main upgrades) before building permits will be issued.
- Purchase of 202 South 5th Street: Council authorized staff to file an application with the North Carolina Local Government Commission and to purchase the building for $1,046,000 with seller financing of $677,931 at 3% over 10 years, subject to due diligence and LGC approval; staff said existing tenants’ leases would be assigned to the city and that limited city occupancy would be possible upon closing.
- FY25/26 budget amendments and interfund transfer: Council approved an inspections‑revenue budget amendment allocating approximately $738,551 to inspection‑related projects (underground utilities, electrical relocation, code‑enforcement costs, inspection software and closing costs), and approved a $175,000 interfund transfer to allow the city to use a 0% PEMC loan option (with 1% annual fee) for vehicle financing.
- Property purchase and contracts: Council authorized purchase of two lots from William E. Lewis for $30,000 (split into two payments), and authorized termination of the existing elevated‑tank maintenance contract with Utility Service Group with required 90‑day notice and three council signatures on the termination letter.
- Appointments and procedural items: Eric McIntosh was appointed to the Bicycle and Pedestrian Advisory Commission (term to 2027); council moved into and out of closed session to discuss a legal claim and then adjourned.
