The New London Planning Board on July 14 approved a stormwater management plan for a modest 164‑square‑foot addition to a house at the end of Sunset Shores.
Planning staff said the house already exceeded the 20% impervious-area threshold within the 250‑foot lake buffer, and the proposed 164‑square‑foot mudroom expansion increases impervious area by about 0.2 percentage points. Because the project sits between 20% and 30% imperviousness in the buffer zone, the board must review stormwater and erosion controls; staff presented an engineered plan prepared by Gradient Designs that includes construction‑period erosion controls and permanent measures such as gutters and plantings.
A board member asked about maintenance of permeable paver patios; staff said paver patios are maintained differently from permeable asphalt and that permeable concrete/asphalt can be difficult to maintain in winter conditions. After brief discussion a motion to approve the plan was moved and seconded; the board voted in favor.
Staff said no additional findings of fact were required for the stormwater item and will record standard permit conditions related to erosion control and site drainage.
