"We are asking to use this property for the sale of used cars," the representative said during the presentation.
Staff had advised denial, citing inconsistency with the neighborhood plan, and noted required mail notification to property owners within 200 feet. The record in the hearing shows a mix of written responses from nearby owners; the chair explained that a checked mark in the notification packet indicates an owner replied in support.
During commissioner questions, officials pressed whether the conditional use would permit vehicle repair work. The applicant representative said standard service and lubrication would occur and that heavy repairs were not intended. She also acknowledged an existing property separation issue with municipal code that the owner plans to address at a future adjustment-board hearing.
A motion to approve the rezoning amendment and conditional use passed on a recorded vote. Commissioners discussed removing oil-change or heavier repair uses as a condition if necessary to secure approval.
