Routt County Planning Commission approves lot consolidation and easement vacation in Hahn’s Peak Village

The Routt County Planning Commission on July 2 approved a consent agenda that included consolidating Lot 4 and Lot 5 of the Hahn’s Peak Village Subdivision and vacating interior utility easements and a small 3-foot-wide, 100-foot-long easement at the southeast corner of the lot at 25065 Aspen Way. Commissioner Jim DeFrancia moved the consent agenda; Commissioner Bill Norris seconded, and the commission approved the item 6-0.
The application (Activity PL2026008) was filed by the Jacob Benjamin Ehrlich Generation Skipping Trust, with Ben Ratliff listed as trustee. The petition requested (1) consolidation of Lot 4 and Lot 5 of the Hahn’s Peak Village Subdivision and (2) vacation of utility easements along the interior lot line and a short easement in the southeast corner where a building encroachment exists. The minutes record the property's location as 25065 Aspen Way, approximately 0.07 miles from the intersection of County Road 129 and Aspen Way.
Commissioner Jim DeFrancia introduced the motions to approve earlier routine business as well: he moved to approve the minutes from June 4, 2026 and June 18, 2026, both as written; Commissioner Bill Norris seconded both motions and they carried unanimously. Staff planner Greg Jaeger told commissioners that the July 16 Planning Commission meeting would be held via Zoom and would include only one consent agenda item.
The meeting was called to order at 6:00 p.m. and adjourned at 6:15 p.m.
