Clifton Council approves multiple use permits, backs Planning Commission recommendations

At its March 3 meeting the Clifton Town Council approved several land-use and permit recommendations from the Planning Commission, including actions on residential construction and business use permits.
Mayor Bill Hollaway moved to adopt the Planning Commissions recommendation to issue a Preliminary Use Permit for the Hindersteinsproject at 12801 Chestnut Street; the motion passed by poll 5-0-1 with Councilmember Chase Hinderstein recorded as abstaining. The council approved a Use Permit for Mtier LLC, the bakery at 12644 Chapel Road, by a 6-0 poll vote and approved a Final Use Permit for an addition at 7219 Dell Avenue (6-0). For the request at 7215 Dell Avenue the council preliminarily approved a Final Use Permit conditioned on satisfactory demonstration that items AD in the Planning Commissionreport are completed (approval 6-0).
The Planning Commissionreport to council summarized its review and specific conditions: the Hindersteinsapplication required a Plan of Development per Town Code Section 11-15; the Motier LLC Use Permit was recommended with detailed conditions limiting take-out operation, hours (8 a.m.-11 p.m.), employee count, outdoor seats and required parking calculations; and the Tennent properties (7219 and 7215 Dell Avenue) were reviewed with conditions for final approvals listed in the Planning Commission report.
Royce Jarrendt reported on the Architectural Review Boards sign reviews, including approvals for two 2'x3' signs for Sen. George Barker and Del. Dan Helmer and one sign for Mtier LLC; a second sign request for Motier was not approved pending ARB confirmation of final design.
Next steps: applicants must submit required county/state permits and inspections where noted; the council directed follow-up review by Planning Commission representatives and the Zoning Clerk for conditioned items.
