The Waukesha Landmarks Commission on Sept. 3 approved an amendment to a previously authorized repair package for 325 East Newhall Ave to include replacement of certain aluminum gutters and the addition of concealed gutter guards.
Charlie, a city staff member, said the house—identified as the Lloyd Bauer House in the Capels Park Historic District and built in 1928—had previously received approval for soffit and window repairs; staff recommended replacing visibly degraded aluminum gutter sections and adding guards to reduce leaf clogging, while retaining copper gutters at the rear.
Applicant Nick Gorgesani told commissioners recent storms prompted water intrusion and said the soffit work came in near the original estimate, but the window repair now looks closer to $3,300–$3,500 because of greater frame rot. “We had some water intrusion…that was part of what prompted us to move quickly on that,” Gorgesani said.
A commissioner moved to add the gutter replacement request to the previously approved soffit and window repairs; the motion was seconded and carried by voice vote. The commission approved replacement sections in brown aluminum to match existing visible gutters and the addition of gutter guards that staff said would not be visible from the street.
The applicant indicated additional repairs may appear on future dockets; the commission noted the typical contractor time‑and‑materials billing approach and encouraged applicants to return for further COA approvals as needed.
