The Greenburgh Planning Board voted to issue a neutral recommendation on an area‑variance request for a canopy added to the playground area at Lightbridge Academy, and continued the public hearing to a later date.
Matthew Dudley, attorney for the applicant, said the revised as‑built plan showed the canopy projecting about five feet into the 20‑foot front setback, creating the need for an additional minor area variance beyond the parking variance already before the Zoning Board. Jesse Coakley of Colliers Engineering described drainage modifications and bollard placement updates made since the board’s last review and said the town engineering department had no objection to the revised drainage arrangement.
After discussion of parking signage, retaining‑wall details and final as‑built documentation, the board voted unanimously to recommend a neutral position on the accessory‑structure variance and agreed to continue the public hearing to late September so the Zoning Board could hear both variance requests together.
Next steps: the applicant will supply updated as‑built plans, bollard specifications and any requested drainage details; the matter will remain on the planning calendar until coordinated with the Zoning Board schedule.
