During public comment at the Oct. 22 meeting, resident Lynde Sorensen reported water intrusion beneath her home's slab at 27123 Sound Way, citing buckled master bedroom flooring, under‑floor moisture and mold. She said diagnostic work found no plumbing or HVAC leaks and that a foundation specialist recommended perimeter drain tiles and 5–10 foot downspout extensions; a leak detection specialist measured very high moisture levels in the slab and floor.
Sorensen said increased rainfall and ponded water behind her unit had submerged underground downspouts. She asked the CDD and the homeowners association to coordinate on a solution and said she had presented the issue to the HOA and informed a neighbor (Rich Batterbury). District Chair Bob Schultz and Mrs. Adams noted that installation of drain tiles is typically an HOA responsibility while ponding and drainage patterns may implicate club or CDD systems; the board asked staff and the HOA to continue communicating about possible mitigations.
District Engineer Charlie Krebs explained the parcel's history, saying drainage was not installed originally because the location was an indigenous preserve and protected by zoning, and that after rezoning it became club land and not part of the water management system. Sorensen thanked the board for the opportunity to brief them and said she hopes the CDD, HOA and golf course can find an innovative solution.
