Farmington commission approves several sign and site‑plan applications, including Winding Trails and 1599 Southeast Road

The Town Plan & Zoning Commission cleared several smaller applications before the late public hearing on July 13. Sign applications approved included a new ground monument sign for Burke Aerospace at 126 Hyde Road (24.5 sq ft, non‑illuminated), a replacement monument sign at 504 Main Street and a 16 sq ft roof sign for Joy Susan (769 Farmington Ave) with lighting to be controlled by photocell and timer (turn off one hour after close as discussed).

In land‑use approvals, the commission granted site‑plan approval to Winding Trails Inc. to repave four parking lots, realign an internal roadway, add parking and improve circulation and drainage; the project had obtained inland wetlands review approval and staff flagged final stormwater sizing and erosion control for engineering sign‑off. The commission also approved a site‑plan review for 1599 Southeast Road LLC to permit gym and restaurant uses and shared parking for a redevelopment that will include Goldfish Swim School, KidStrong and Cold Stone Creamery; the applicant agreed to motion‑sensor lighting in rear zones and updated landscaping details.

Each of the above approvals was accompanied by commissioner questions and conditions recorded in the meeting file (e.g., 'call before you dig' around an on‑site sanitary force main for one sign, ADRC review for historical areas, and lighting/landscaping conditions), and staff will track follow‑up items in the planning department permit files.
