The Planning and Zoning Board approved a variance request for 618 Faulkner Street on May 5, granting relief from side-yard setback requirements and permitting an eave encroachment for a rear addition, with the condition that the north-side eaves be guttered to divert stormwater.
A staff presenter outlined the application, saying the owners requested two variances to allow a 27-by-16-foot rear addition on a house built about 1920 (roughly 105 years old). Staff described the request as consistent with criteria for variances in the Land Development Regulations for older homes in the neighborhood and recommended approval with the condition that the addition be guttered and that stormwater be diverted away from the north property line (Staff member).
Applicant and property owner Tracy Ziegler told the board she supported the staff recommendation and said ‘‘I just really need a laundry room’’ and that the addition aims to preserve the house’s aesthetic while adding modest functional space. Staff said two neighbors came in person and expressed support for the variance during the staff review.
Committee members asked about roof pitch and whether guttering could be added; the applicant said they could add the gutter and staff confirmed the guttering condition would be part of the motion. The board approved the variance with the guttering condition by a 6–0 roll-call vote.
The approval allows the property owner to proceed, subject to the condition that eaves on the north side be guttered and runoff redirected away from the neighboring lot.
