Planning board recommends annexation and rezoning for 1198 North Gulf Lake Drive

The City of New Smyrna Beach Planning and Zoning Board unanimously recommended that the city commission approve the voluntary annexation, a small-scale comprehensive plan amendment, and rezoning for the property at 1198 North Gulf Lake Drive during its May 5 meeting.
City staff summarized the request, saying, “The property owners have requested voluntary annexation, small-scale comprehensive plan amendment and a rezoning” to a compatible city future land use and a city A3 (transitional agriculture) zoning with an A airport height notification attachment, and noted the site is approximately 0.36 acres and is located on the west side of North Gulf Lake Drive south of Mayport Avenue (Staff member, City of New Smyrna Beach). No members of the public spoke during the public-participation period for this item.
Staff recommended the board send a positive recommendation to the city commission, citing consistency with the city’s future land use map and compatibility with surrounding properties. After brief discussion and no public comment, the board voted 6–0 to recommend approval to the city commission.
The board’s recommendation advances the application to the City Commission, which will consider final approval. There was no formal motion to deny or any conditions attached at the planning-board level.
