SAN ANTONIO — The Historic and Design Review Commission granted conceptual approval on Feb. 18 for a 294-square-foot accessory structure (casita) behind a home at 307 Delaware, subject to staff stipulations and a requirement that the owner return with refined front-facade window details.
Staff presented HDRC case 2026028307 and recommended approval conditioned on several stipulations covering board-and-batten profile dimensions, standing-seam roof standards and window profiles. Applicant and contractor Alberto Rodriguez Arvada said the casita would be a small, mostly rear-yard accessory building with a kitchenette and a compact shower and argued that several similar approved casitas in the historic district used the same shed/shared roof form. “We’re going to build a casita behind this house,” Alberto Rodriguez Arvada said, adding that the structure would be 294 square feet and largely not visible from the street.
Property owner Roberto Lisondo confirmed the casita would not be visible from the public right-of-way and said he preferred the proposed window arrangement for interior wall space and natural light. Commissioners pressed the applicant on roof overhang details, flashing and the size and placement of horizontal and vertical windows; several commissioners asked that the tall horizontal slot windows be balanced with more traditionally proportioned 1-over-1 sashes on the front elevation.
After discussion, a commissioner moved for conceptual approval with staff stipulations 1 and 2, and directed that the front elevation’s window proportions (staff stipulation 4) be refined and brought back to the commission for review before final approval. The amended motion passed on a roll-call vote.
Staff will work with the applicant to revise the front-facade window dimensions so the commission can review final drawings at a future meeting; the applicant may update documents and be placed on a future agenda for final consideration.
