The Quincy Zoning Board of Appeals voted to allow a variance for work at 182 Phillips Street, approving plans to demolish a deteriorating front portico, replace it with a covered landing and construct a rear mudroom.
Applicant Philip Baker told the board the existing front portico is “already kind of falling off the house,” and said the proposal will rebuild the entry “in the same footprint” and add a second‑floor suite above an existing one‑story portion. He said setbacks will not change and the work is intended to provide additional space for his family.
Board members questioned whether the existing crawlspace and foundation could support a second floor; Baker and staff confirmed structural checks would be performed. Members also clarified parking: Baker said the driveway holds tandem parking for about three cars with additional room in the backyard and that the application does not propose changing parking arrangements.
The clerk read a Department of Public Works letter stating DPW had reviewed the project and had no comments. A motion to allow the petition was made, seconded and approved by voice vote.
