Planning board gives conditional approval to Monroe Muffler site plan

The Hyde Park Planning Board granted conditional approval on July 15 to an amended site plan for Monroe Muffler after the applicant provided revised structural, lighting and landscaping details.

Skip Francis of Freight & Manning Engineering, speaking for Monroe Muffler, told the board the resubmission added structural details for a roof over an outdoor tire-storage area, an illumination plan and a change to an LED top light fixture that "still meets the illumination requirements." He also said the landscaping plan was updated to address prior comments.

Planning staff and board reviewers identified a short list of items to be made conditions of approval, including specifying the metal enclosure color to match existing materials, adding standard landscape‑plan notes and ensuring any replacement light poles comply with the current zoning code. Staff and the applicant agreed to add a stone infiltration trench along the edge of new pavement as an additional condition.

The board read a prepared resolution (Resolution 2026‑17a) listing the conditions — payment of fees and escrow, several sheet revisions, a landscaping maintenance note requiring replacement of dead plants in the same growing season, a lighting compliance note, catch basin inlet projection measures to the town engineer’s satisfaction, and the stone infiltration trench detail — and voted to adopt it. The motion carried unanimously.

The resolution directs the planning board chair or her authorized representative to sign the site plan set once the listed conditions are satisfied. No public speakers addressed the application during the hearing.
